Enjoy the facilities of the newly converted Orchard Barn at Woodhayes Farm nestled in the stunning Blackdown Hills, an area of outstanding natural beauty. The barn comfortably sleeps 6 with room for 2 more. There is a large orchard 50 meters from the barn where you can relax, enjoy stunning views or have an early evening BBQ.

Walk through the 150 acre farm, experiencing ancient parkland, 16 acres of ancient woodland and ½ mile of river. The farm adjoins Dumpdon, a National Trust Iron Age hill fort. Cows and sheep are present on the farm. The coast is 12 miles away and we are very close to a number of exciting walks. Facilities at Orchard Barn

This delightful new barn conversion, completed in 2011, provides high quality holiday accommodation only a short drive from the beautiful Jurassic Coast. Arranged over three floors the house has been designed to make the most of the available space with a large sitting room on the top floor, an open plan kitchen, dining and sitting area (with cosy wood burner) located on the ground floor and with the three bedrooms situated in between. The bedroom accommodation includes one bedroom that can be made-up as either a double or twin room so that the house can comfortably cater for two sets of couples in double beds as well as for family groups. There are two separate bath/shower rooms as well as a ground floor cloakroom with W.C. The second floor sitting room includes sofa beds that, if required, can extend the maximum occupancy to 8 guests. Outside, opposite the cottage, there is a large orchard garden with a seating area, including garden furniture and a barbeque. The garden area enjoys stunning views across the valley, making it the perfect spot to sit and relax after a day spent exploring the local attractions. This property is a great choice for those seeking a quiet rural location with easy access to the nearby coast.

Location
The self-contained barn conversion is quietly situated in the farm courtyard adjoining a large farmhouse where the owners` family offer bed & breakfast accommodation. The farm is located just a couple of miles outside of the bustling East Devon market town of Honiton, with easy access to the stunning Jurassic coast about 15 miles away. Although quietly tucked away from main roads the farm is easy to access by car and perfect for those wishing to explore the local area`s many attractions. Walkers and cyclists are also very welcome and the house includes lots of information about footpaths and local routes. There are extensive walks through 150 acres of farmland, including 16 acres of ancient woodlands to explore, and the River Lupp which adjoins the farm. There is an excellent local walk to the Dumpdon Hill Fort, which is a National Trust Iron Age fort.

Attached barn conversion on three floors. Entrance door with a few steps down to the entrance hall with cloakroom W.C. Ground floor: A few steps down to open plan living area with TV/DVD and wood burner, dining area and open plan fitted kitchen with electric double oven & hob, fridge/freezer, microwave and dishwasher. Utility cupboard and installed washing machine. Stairs up to first floor: Bedroom 1 with king size bed (some restricted head height in this room). Shower room with shower cubicle and W.C. Bedroom 2 with a super king size (6`) double bed (or can be made up with twin beds - please confirm requirements when booking). Bathroom including; a bath, separate shower cubicle and W.C. Bedroom 3 - Twin beds. Second floor: Lounge/sitting room with wide screen TV/DVD. This room includes 2 sofa beds that can extend the sleeping number to 8 (£75.00 supplement per person payable - please enquire if required before booking) Outside: Opposite the cottage, across the courtyard is a large, private orchard garden with furniture and a barbeque.

Travel cot, highchair and a safety gate available on request - please note that there is limited space for a travel cot in the bedrooms. Please confirm if twin or double bed required in bedroom 2 when booking. Sofa beds available in third floor lounge at a supplement of £75.00 per person per week to allow a maximum occupancy of 8 guests - please enquire before booking. Wireless internet access provided.

  • Shops and pub are 1.5 miles - Honiton.
  • Beaches - Lyme Regis 15 miles and Seaton, Beer or Branscombe 12 miles.
  • One or two well behaved dogs welcome - please note that dogs are permitted on the ground floor only in this property.
  • £50.00 refundable security deposit required.
  • Arrival 3pm - departure 10.00am. Arrival day for weekly bookings Friday.
